The Basics

1. What exactly does a Transaction Coordinator (TC) do?

Think of us as your administrative engine. We handle the paperwork, deadlines, and communication from contract to close (or listing to lead), so you can stay in your “Genius Zone”—selling and building relationships.

2. Why Transaction Management Services by Graham & Associates?

Experience is our strongest asset. With over 25 years in real estate and 8,000+ successful lifetime contracts, we’ve seen every market shift and hurdle imaginable. Our specialized 50-point checklist ensures that no detail, however small, slips through the cracks.

3. Who will be working on my files?

You will be assigned one dedicated coordinator to ensure consistency and a personal touch. If your primary coordinator is out, our team structure ensures you always have coverage so your transactions never skip a beat.

4. Are you insured?

Yes, we carry Errors and Omissions (E&O) insurance for your peace of mind and professional protection.

Communication & Systems

5. How do you handle communication during a transaction?

Transparency is key. You will receive weekly transaction summaries for every file we manage, ensuring you are always up-to-date without having to ask.

6. What is your typical response time?

We aim for a 4-hour turnaround time for opening new files, though we are typically much faster. Any new contracts received after 4:00 PM are processed the next business day in the order they are received.

7. What systems and software do you work with?

We are flexible and platform-agnostic. We work within Dotloop, SkySlope, DocuSign, and most major real estate platforms.

8. Do you work inside my brokerage’s compliance system?

Yes. We are happy to work within your specific brokerage’s office processes and compliance systems to ensure everything is “green-lit” for your payout.

9. Do you coordinate with lenders, title companies, and attorneys?

Yes. We handle the heavy lifting of coordinating with the lender, title company, attorney, and the co-op agent to ensure a seamless closing.

Pricing & Service Areas

10. How is your pricing structured?

We offer a transparent per-file model or per-document preparation request. This means you only pay for the services you actually use.

11. What markets/states do you support?

We work in almost every state! However, due to specific state regulations we do not currently service:
Alaska, Delaware, Hawaii, Nevada, New Jersey, Ohio, Oregon, South Carolina, Utah, and Washington.

Getting Started & Policies

12. How fast can you start?

We can hit the ground running as soon as we have your signed Terms of Service (ToS), the On-boarding Questionnaire, and have you set up in our systems.

13. Can I try your service for just one transaction?

Yes. There is no minimum number of transactions required. We want to earn your business on every file.

14. What happens if I decide to stop using the service?

If you choose to move on, we simply ask for an exit off-boarding call. This ensures a clean handoff of your files and serves as a reminder that our proprietary templates and checklists cannot be used after the service ends.
